Croydon is a large suburban region in south London that has seen substantial development in recent years. It’s developed a robust nighttime culture to go along with its large shopping district. This up-and-coming development hotspot offers real estate with all the modern amenities 10 miles from central London.
Area development includes the Croydon Boxpark made of refitted shipping containers that provide food and retail opportunities. Plus, developers are still negotiating a new shopping centre in the area.
The Croydon Westfield shopping centre development project hopes to bring 7,000 jobs to the area. The project is a joint effort between Westfield Hammerson development companies. Although the project has faced delays, it promises to bring needed revitalization to the neighbourhood. In order to move forward with the ambitious development project, developers will tear down the Whitgift Centre in Croydon and replace it with a modern shopping complex. If all goes well, Westfield will open in 2023. however, the project is not currently on target for that date.
Fairfield Halls, a popular theatre on Park Lane, has undergone a £30 million reno. It’s scheduled to open in September 2021 and will be a crown jewel in Croydon’s downtown area.
Besides commercial development in the area, potential home buyers are looking for amenities that make living in the suburbs easier. Many Croydon residents work in London with a short 18-minute commute time via extensive rail services in the area. Commuters take the Overground in West Croydon to New Cross and East London. For local travel, residents and visitors take the sole tram line in London. The tram connects Croydon to Wimbledon, Beckenham, and New Addington.

This project will bring 400 apartments, a new college, a large art gallery, shops and office space and more, according to the refurbished neighbourhood plans approved in 2017. The so-called Cultural Quarter covers a large area within Park Lane, George Street, Barclay Road, and the Brighton Mainline. This revitalized area will become a sought-after location for new residents who want to be part of bringing the area back to life.
This project transforms the vacant Essex house into a 44-storey apartment building housing 540 flats adjacent to the East Croydon Station. Ground floor shops and offices will turn this into a multifunctional double-tower skyscraper. Prefabricated concrete cubes will be stacked around the core structure of the towers, varying greatly from traditional on-site construction methods. Final plans include two rooftop and one enclosed garden for the enjoyment of residents.
The Essex house development will feature the world’s largest prefab building and may become the tallest building in Croydon, although larger buildings may also be in the works. Essex House stood on the spot from 1961 and served as the British Rail headquarters. The building was destroyed in 1998 leaving behind a large vacant lot.
Housing developers Henley Construct and Optivo will partner to provide a nine-story building with 116 affordable homes near East Croydon. With a budget of £32.5m, the Cherry Orchard Road development will offer duplexes, and one- to three-bedroom flats.
Two linked blocks will share a community garden complete with cycle storage and refuge bins. This affordable housing project will include 11 wheelchair-accessible homes, all within walking distance of Park Hill Park and East Croydon.
